Making a game demo and selling it for $5 = $10 online, can it be done? Do I have to be over 18?

The age question is more about legally binding contracts, I think. It depends on where you are (what country you're in) and you should probably ask a lawyer for advice of that nature.

I would recommend setting up a website with a solid shopping cart/transactions system and database for storing user details with a forum etc.
Then just release the updates as they come, you need it to be a fully working game however just not feature complete.
Also the games that I mentioned that did this are big world games with a huge environment and possibilities I don't think many would think of a FPS etc as a good fit for this model?

L3DT is a terrain editor. It can help you make nice terrains. It does not add large-scale functionality or streaming content to the engine.
You can sell it for however much you think it's worth. We don't charge royalties, so you don't have to give us any more money once you start selling it. We do want to know about it, though.

It depends on your users and whether those features are already solid.
