Converting purchased assets to work in Torque

I recently bought TGE 1.5.2 for prototyping game concepts. I am looking to leverage existing assets as much as possible, so to test this concept I purchased a model of a building (designed for use in games) that came in several formats: .3ds, .x, and .pp2. However, I am having a terrible time trying to get it to work in Torque. I don't own any 3d modeling software, so I am just looking for ways to convert from these other formats.
I have tried trial versions of Blender, Milkshape, 3d World Studio, QuArk, and both map2dif and map2dui, and I have spent many hours reading discussion boards across all of these tools.
As a non-artist, is it just not that feasible to purchase art assets that are not already in DTS/DIF format? Or am I missing something basic here? Or if it is a really complicated process, are there people who charge $x to do conversions for you? Help!

If you will need collision in the building, you will need to implement the polysoup/opcode resource for polysoup collision.

Which can convert .obj to torque .dts. I never used it but its free and might help ya out. ;)
If its a hassle or your source is in diffrent formats I do conversion work out of 3ds Max8. Preferably .max (v.5 - 8) or .obj source files format tho .3ds or a few others would work as well. I charge a small fee depending on complexity/time for the conversion. (you can drop me an email at mark-at-spellcraft-dot-biz if ye like)
