Whats with gmax licence?is it *free* free like blender or it has limitations?

No, its free to use, but to use it in a game you need an exporter to export what you create into the game. These can only be created by development teams who have paid a rather large licensing fee (ie, Tempest for Quake 3). So basically, the dev team pays for its users to use gmax with their game.

Not for commercial use at all so your not supposed to use it except for modding I guess. It's actually quite expensive to get a licence to use it to make your game, When I first enquired a while ago it was about $10,000 per title to use it and build game mod support arround it in the way that I think MS flight sim does. (not sure what games us it actually lol)

Of course, Gmax has been pulled , what... a year ago now? still, you can find it on disk one (of 4) in Flightsim 2004, a Century of flight.

You can download it from TurboSquid as well. However, he license included with it still has the Autodesk restrictions (or it did when it was first released) but the support has moved to TS.
